Roof inspections

A roof inspection you can actually read

Whether you're buying a house in Huntersville, selling one in Matthews or just wondering after a hailstorm, the goal is the same: know the roof's real condition before money changes hands.

A roof inspection with us covers four places. On the roof surface we look at shingle wear, granule loss, cracking, curling, lifted tabs, nail pops and any storm marks. At the details we check pipe boots, vents, chimney and wall flashing, valleys, skylights and the drip edge, because most leaks start at a detail rather than in the middle of a slope. At the edges we look at gutters, fascia and soffits for rot, sagging or poor drainage. And in the attic, if there's access, we look for stained or soft decking, daylight where there shouldn't be any, damp insulation, and whether intake and exhaust ventilation are balanced.

You get a written report with photos of what we saw, organized by area, with an honest estimate of remaining life and a short list of what needs attention now versus what can wait. It's written for a homeowner, not a roofer, so you can hand it to a buyer, a seller or an insurer without translation.

Common reasons Charlotte homeowners book one: before buying a house, especially an older brick ranch or a 1990s subdivision home whose original roof is near the end; before listing a house, so there are no surprises in the buyer's inspection; after a storm, to see whether a claim makes sense; when an insurer asks about roof age or condition; or simply because the roof is fifteen years old and nobody has looked at it since it went on.

We'll tell you straight if the roof is fine. Plenty are.

Roof inspections: common questions

How long does a roof inspection take?

About an hour for a typical house, longer for large or complicated roofs or when the attic is tight.

Do I need to be home?

It helps for the attic part. If you can't be there, we can inspect the outside and send the report.

Is a home inspector's roof check the same thing?

A general home inspection often looks at the roof from the ground or a ladder. A roofer's inspection walks it where safe and looks closely at flashing, decking and ventilation.

Can you tell how old my roof is?

Usually within a range, from the shingle style, wear and any permit history. Mecklenburg County permit records can sometimes pin it down.

Will you try to sell me a new roof?

No. If the roof has years left, the report says so and the only recommendation might be a pipe boot or some sealant.

Do you inspect commercial roofs?

Yes, including membrane roofs with rooftop equipment, with a report sized for the building's owner or manager.
