Roof repair in Charlotte that finds the actual leak
Water rarely drips where it gets in. It runs along the decking or a rafter and shows up a few feet away. A good repair starts by following it back.

Most roof repairs we see across Charlotte come down to a short list of failures. Pipe boots, the rubber collars around plumbing vents, crack in the sun after ten or twelve summers and let water run straight down the pipe. Flashing lifts or loses its sealant where the roof meets a chimney, a dormer wall or a second-story sidewall. Shingles tear off in a thunderstorm gust, usually along a ridge or a rake edge where the wind gets underneath. Nails back out and pop through the shingle above them. And valleys fill with pine needles and oak leaves until water backs up under the shingle edges.
We start inside when we can. A flashlight in the attic shows stained decking, wet insulation and, on a sunny day, pinholes of daylight. Then we go up and match what we found to the roof surface: a cracked boot directly above the stain, a missing tab two courses up, a chimney counter-flashing that pulled out of its mortar joint. You get photos of each problem before we talk about the price.
A repair is worth doing when the rest of the roof still has life in it. If the shingles are curling across whole slopes, the granules are mostly gone, or the same roof has leaked in three places in a year, we'll say so and price a replacement alongside the repair so you can compare honestly. Small repairs generally don't need a permit in Mecklenburg County; a repair that replaces decking or touches rafters does, and we handle it.
If water is coming in right now, call rather than filling in the form. We can usually get a tarp or a temporary seal on the same day, then do the permanent fix once the roof is dry.
What the job includes
Leak tracing
Attic first, then roof surface, so we fix the entry point instead of the spot where the water happened to drip.
Shingle replacement
Torn, creased or missing shingles lifted out and replaced, matched as closely as the current color line allows.
Pipe boots and vents
Cracked rubber collars replaced with new boots; loose or rusted vent caps reset and sealed.
Flashing
Step, counter and chimney flashing reset or replaced, with sealant renewed at the joints.
Photos of everything
You see each problem before the price and each fix after it.
Straight talk on age
If repairs no longer make sense, you hear it before you spend money on them.

On the job

Roof repair: common questions
Can you fix just one area of my roof?
Yes, if the roof around it is still sound. We replace the damaged shingles, flashing or boot and blend the repair in. On older roofs the new shingles may look a little different until they weather.
How fast can you come out for a leak?
Same-day callback, and for active leaks we aim for a visit that day or the next morning to tarp or seal it. The permanent repair follows once the roof is dry.
Why does my ceiling stain keep coming back after a repair?
Usually because the first repair treated the stain location, not the entry point. Water can travel several feet along the decking. We trace it back from the attic.
Will a repair void my shingle warranty?
A repair done with matching materials and proper nailing shouldn't. If your roof is still under a manufacturer or installer warranty, tell us and we'll check its terms first.
Do I need a permit for a roof repair in Charlotte?
Minor repairs like a few shingles or a pipe boot usually don't. Work that replaces decking or touches rafters does, and so does a full replacement.
Is it safe to go up and look myself?
We'd rather you didn't. Wet shingles and steep pitches cause bad falls. Look from the ground with binoculars and from the attic with a flashlight, then call.
